In order to provide fast and efficient plan check services, we utilize in-house plan review performed by our International Code Council (ICC) certified Plans Examiner staff as well as consultant plan review agencies.  Before a building permit can be issued, a plans examiner must evaluate structural integrity, construction details and provisions for meeting fire and life safety requirements.  Plan reviews are performed on a first-in, first-reviewed basis and depending on the number of plans being submitted the review is usually completed within two to three weeks from submittal.  In the event the submittal is incomplete or requires revisions, you may be asked to revise and/or resubmit plans for additional review.

Over-the-counter plan checks are routinely provided for basic repair and replacement work such as termite repair, re-roofing, HVAC change-outs, electrical service change-outs, window and siding replacement, water heater replacement, kitchen and bathroom remodels and minor demolition work.

Structural Design Criteria


  • Residential—accessory or non-building structures only; allowable Soil Bearing Pressure 1500 psf, class 5 soil per CBC table 1806.2 without a soils report. A soils report is required if either the site has poor soil, expansive soils or a bearing capacity higher than 1500 psf is desired.
  • Soils Report required per CBC section 1803.1 (All commercial and new single family dwellings);
  • Wind Exposure: C, unless site complies with definition for Exposure B.
  • Speed: Basic Wind Speed, 3 second gust:
    • Risk Category I - Speed 100 mph
    • Risk Category II - Speed 110 mph Includes; Photo Voltaic--ground mount and racking systems
    • Risk Category III - Speed 115 mph
  • Seismic Design Category - as determined by site conditions.

Conventional Construction - CBC 2308

  • Seismic Design Category
    • Residential CRC - D
  • Braced walls
    • Residential CRC - 2308.9.3

Residential Additions - Soil Bearing Pressure

  • Use 1500 psf for soil bearing per CBC table 1804.2

Other Design Criteria

  • Energy Compliance - located in Climate Zone 12
  • Rainfall design is based on 2 inches of rainfall per hour
